The Changing Face of Monash

The changing face of Monash shows an increasingly multicultural city of skilled property owners, according to new figures released from the Australian Bureau of Statistics.

Australia's fifteenth Census, held on 8 August 2006, showed that although the number of people who own their own home decreased by 19.5%, home ownership in Monash is still significantly higher than the rest of Melbourne. The percentage of the population in Monash that own their own home is 43.9%, compared with the Melbourne average of 33.1%.

The latest statistics also show an increase in residents renting property or in the process of paying off their homes. The separate house remains the dwelling of choice for more than 80% of the local population but the number of semi detached, row, terrace, townhouses, flats and units is on the rise.

Dan Wade, Monash Manager of Corporate Planning, said that any change in the statistical make up of the municipality has a potential impact on service provision, policy development and infrastructure planning.

"The number of separate houses in Monash has decreased, and the number of medium density houses has increased, which will require careful management of development to balance new housing styles with existing neighbourhoods," he said.

The increasing population is characterised as a culturally diverse, ageing population with the largest growth (11.1%) appearing in the over 65 year age group. In contrast, new births for the municipality are increasing at less than half that rate or 3.6%, with 0-4 year olds making up just 5% of the total Monash population of 161,241. Due to the many educational institutions in Monash, those aged 15-24 make up the City's second largest age demographic.

The most significant jump over the past five years is in the number of people who were born overseas, which has grown 13.4 % to take the total of people born overseas to 64,065.

"It appears high levels of local industry have attracted skilled migrants to the area, increasing the number of people who were born overseas locating to Monash. The City has also become more multicultural with 39.7% of its residents born overseas, and for the first time China and not the United Kingdom is the place where most of these residents were born," said Mr Wade. This is almost 10% higher than the Melbourne average of 28.9% of the population born overseas."
