Hotline Service Available To Monash Ratepayers

Council has set up a Rates Information Hotline to respond to questions from residents that will aid their understanding of the changes being considered under the Rating Strategy Review.

Rates are currently calculated based on the Site Value (SV) or land value only of the property.

The Review is considering three options which include: retaining Site Value, a change to Capital Improved Value (CIV), which would base rates on the total value of the property including all land, buildings and improvements and a third option, CIV with Differentials (150% of CIV), which would allow for a higher rate charge for commercial and industrial properties.

The Review is also considering the option to include a pension subsidy for eligible pensioners of either $50 or $100. This option is in addition to the State Government Rebate currently offered to eligible pensioners to further assist them in the payment if their rates.

Deputy Mayor, Charlotte Baines said that Council is considering these options to ensure a fair rating system for all ratepayers.

"We would like to invite anyone who has any questions about the Rates Review process to attend one of the information sessions planned for next month or call the Hotline for more information," said Cr Baines.

Information sessions for residents will be held at 7pm at Mulgrave Community Centre (10 Aug), Monash Civic Centre (12 Aug), Oakleigh Seminar and Training Centre (13 Aug) and Mt Waverley Community Centre (17 Aug). Two sessions for commercial and industrial ratepayers will be held at the Monash Civic Centre (20 Aug) and Oakleigh Seminar and Training Centre (24 Aug).

Monash's average rates per assessment are the lowest in metropolitan Melbourne and the third lowest in Victoria. Any change in the way rates are calculated will not change the total amount of rates collected. Any proposed change, is planned to take effect from the 2010/11 rating year.

 Monash ratepayers have been sent a brochure with their Rate Notice further explaining the Rating Strategy Review. Ratepayers can also express their opinion about the review by writing to Council at:

All submissions from the public MUST include the submitters name and address.
Subject to the outcome of the information sessions and community consultation in August, a formal process for consultation may follow in October if Council decides to make a change to the rating system.
